What is Society Maintenance?

Housing society maintenance covers common area upkeep, security, lifts, water supply, and structural repairs. Every flat owner must contribute monthly based on the society's annual budget.

How Maintenance is Calculated

Societies typically charge per sq ft (flat area) or equally per flat. Maharashtra societies must follow Model Bye-laws: equal contribution per unit is the default. Service charge + sinking fund + water charges are billed separately.

Sinking Fund — What It Is

₹0.25/sq ft/month minimum

The sinking fund is a mandatory reserve for major structural repairs (facade, terrace, plumbing). Societies must collect ₹0.25 per sq ft/month minimum. Societies that skip this face large one-time levies later.

Can the Society Deny Parking or Services?

No. Societies cannot deny essential services (water, electricity, parking) to members who have pending dues. However, they can restrict access to common amenities like gym, club, and pool.

Dispute Resolution

Maintenance disputes go to: (1) Society AGM → (2) State Cooperative Department → (3) Cooperative Court. Keep all payment receipts. Non-payment above 6 months can lead to a lien on the flat.
