Taking possession is your last opportunity to raise construction defects before you sign off. Builders are legally obligated under RERA to fix snag-list items for 5 years post-possession.
Inspect: cracks in walls/columns (hair-line vs. structural), waterproofing on terrace and bathrooms, window alignment and sealing, drainage slopes on balconies, and lift functionality.
Check: floor tile levels and grout quality, paint finish (no brush marks or peeling), door and window operation, hardware quality, and whether all fixtures match the sale agreement's specification sheet.
Test all power points, switches, and lights. Run all taps and check water pressure. Flush all toilets. Inspect under-sink plumbing for leaks. Confirm that MCB ratings match the sanctioned load.
Collect: occupation certificate (OC), completion certificate (CC), no-dues certificate, allotment letter, agreement copy, chain of title documents, and NOC from society (if formed).
